Heartland is a $313,000,000 project to build 1000 units of senior housing in 6 locations. Projected returns for this project are upwards of 20% IRR (internal rate of return) for Halligan investors. If the investment lasted 5 years at 17% IRR before paying you back, that would more than double your money and if it went 7 years at 17% IRR would be over 3x growth on your invested amount.

 

Firefighters who invest through Halligan Capital will get a 15% preferred return and then split additional returns 50/50 with Halligan. So if for example Heartland paid out 25% IRR, that would be 20% return to you and 5% return to Halligan Capital. If Heartland only pays out 15%, then the return is all yours and Halligan makes nothing.

 

Halligan Capital is not taking management fees and expenses will be kept to a minimum for items like accounting, set up fees, and tax documents. I have arranged for Heartland to cover the $10,000 in current accrued legal fees, to set up the investor paperwork. You can look at all the investment pro forma documents here.
